Moisture meters are a staple tool in the remediation industry. It is used to detect moisture in all types of materials. Moisture meters fall into three categories: pin-type, pin-less, and all-in-one.

Depending on what type of meter is being used the moisture content is displayed in either analog or digital readings. Moisture content is always displayed in percentages (%MC). If a moisture meter is calibrated for wood the scale typically ranges from 5%MC-40%MC. If it is calibrated for other materials the scale typically ranges from 0%MC-100%MC. Some meters offer a third scale for reading gypsum. Moisture meters calibrated for reading gypsum are recommended for use on sheetrock and the scale ranges from 0.2%MC to 50%MC.

One of the most common questions we get when we arrive to a water loss is “Do you think the floors are salvageable?”. The answer is not always so cut and dry. There are many factors that go into deciding whether we salvage or remove flooring. Some of these factors are:

Usually something obvious, like a burst pipe, comes to mind when you think of what would cause water damage. However, it’s not always so obvious--sometimes water damage can come from an unsuspected source. The signs can often go unnoticed until it becomes more catastrophic. Some of the signs to keep an eye out for and pay attention to are:

  • Rust Stains-This can be a sign of corrosion in a pipe or gutter. Example: Rust stains on the floor behind a toilet can signal that the components of the toilet are corroding and need to be replace before they completely give out and cause potential flooding.
  • Mold-Mold requires a source of water to grow. Sometimes the source can be direct like a leaky pipe behind drywall or it can be indirect such as high humidity levels from a major leak in another part of the home. Either way, it only takes 2 days for mold to begin growing after a water loss. It is important to remediate mold and its source properly to prevent a more major problem.
  • Smells-Often a musky odor is a sign of stagnant water or even mold beginning to grow. If you smell something is off and can’t find the source a professional remediator company can use specialized tools to find “hidden leaks”.

This is third, and last, installment of our Flood Preparedness series. We are going to touch base on what to do after a flood.   

  • Only return home after authorities say its safe. You will want to listen to local authorities for information and instructions.
  • After returning home you will want to access the damage. Be sure to wear thick gloves and boots before touching anything since there may be snakes or other animals in your home.
  • Do not touch electrical equipment if its wet or you’re standing in water since this poses a risk for electrocution.
  • If you use a generator or other gas powered machinery be sure to us it outdoors ONLY and away from window to avoid carbon monoxide poisoning.
  • If there is damage to your home and you plan to file a claim, contact your insurance adjuster and they will guide you through the steps to file a claim. At this time you’ll also want to call a qualified reputable remediation company to come out, assess the damage, and create a remediation strategy.

So does this family who live on the river. They went on vacation and unfortunately when they came back home, they walked in the front door and found their floor flooded with water. They discovered it was coming from the sink on their wet bar, it had been leaking the whole time they were gone. In this beautiful home that is located in a development had flooding due to a faulty water heater in the laundry room. The home was currently empty and in between tenants.  By the time the damage was known the main level was flooded.  When the crew first arrived, they discovered there was standing water throughout the structure, the wooden trim, drywall and hardwood floors had been damaged. The crew proceeded to extract the water from the structure, remove baseboards and hardwood flooring.
